The meeting was called to order by Steve Sijansky at 10:00 a.m.

Minutes August 13, 2005:

Ralph Silva reviewed the minutes from the August 13th members meeting.
Pat Brown motioned to accept the minutes. Mark Pendleton seconded the motion. These minutes are
posted on the website.
Review Income & Expenses Report 8/01/05 thru 10/01/05

Pat Brown reported that our highest cost so far has been the trash due to the Labor Day weekend. We have
had no major expenses. Our assessment fees are being submitted in a timely manner.
Our current balance in our account is $13,224.56. Mark Pendleton motioned to accept the Income & Expense
report. Ralph Silva seconded the motion.

- Discussion of Third Amendment:

- Steve reported that after researching, he discovered that we already have a third
amendment in place. It is a fourth amendment that needs to be accepted to address the rental property
at RiverTree. A new letter and signature page dealing with this Fourth Amendment will be sent out to
all homeowners.

- Update on Improvements and Projects:

- We need to work on Lombardy Park using reasonable (priced) materials that will enhance
the park and not wash away with floods.
We all need to pick up our trash when leaving Lombardy Park. Let's all do our part and keep all of RiverTree
clean. Mark Pendleton will look into Bandera Electric setting up the gate at Frio Place. We need
to have something in writing from Bandera Electric stating that there will be no cost to River Tree on the
building gate.

- Discuss release form that needs to be signed by all that want to operate vehicles
in RiverTree:
Steve Sijansky is still researching the release form (consulting with an attorney) that homeowners will sign
if they choose to ride all terrain vehicles, golf carts gators, etc.

- Pat stated that gate cards are in abundance and in good status.
The front gate was recently damaged. The cost of repairing the gate is being covered by the individual
who caused the damage.
Steve Sijansky got a bid of $600.00 to get the gate fixed. He is also looking into getting a stronger
gate to set up at our entrance.
There was a discussion on the lot maintenance issue. The board would like the homeowners to follow the "Standards
for Lot Maintenance and Appearance". These standards are to assist owners in complying with article
II, Section 16 & 20 of the restrictions and maintaining the visual attractiveness of RiverTree (Act VI, Section
3(i).
1. The grass on any lot occupied by any structure or upon where a picnic table
is located should be mowed within a 25 radius of any structure or picnic table.
2. Weeds and grass on any lot outside of the 25 mowing radius as stated in # 1
above should be maintained at a reasonable height as determined by the board of directors. Notice will
be sent to owners from the Board of Directors advising of any lot that requires such maintenance.
3. All fallen trees and tree limbs should be removed from any lot or cut into cord
wood within 60 days. All cord wood on any lot should be neatly stacked within the set back lines of the
lot.
4. Picnic tables, Bar-B-Que Pits and water hoses may be left exposed on any lot
when not occupied by the owners or their guest. All other items, including but not limited to, trash
cans, mowers, yard tools and tarps must be either concealed from view in all directions or removed from the
lot when not occupied by the owner or their guest.
No Other business was discussed and the meeting was adjourned at 10:45 a.m.
