RiverTree Owner’s Associational Meeting
August 13, 2005

The meeting was called to order by Steve Sijansky at 10:05 a.m.  Greetings were given to all homeowners.

Officers Present:

Vice President Vacancy:

 
Steve stated that the position for vice president is open.  Dan Graf resigned in July.  Any members interested in the position, please notify a board member.

Minutes May 28:

Ralph Silva reviewed the minutes from the May 28th members meeting.  Mark Pendleton motioned to accept the minutes.  Pat Brown seconded the motion.

Review Income & Expenses Report 06/01/05 thru 08/01/05:

Pat Brown reported that we have had no major expenses.  Our assessment fees are being submitted in a timely manner.
 
Pat Brown is still researching the amount of money a non-profit organization may keep in the activity account.  Carl Neira stated that there is no specific dollar amount; any non-profit organization may keep any amount in their accounts.
 
Steve motioned to accept the minutes of the income report. Ralph Silva seconded the motion.
 
Discussion of Third Amendment:
 
Steve reported that the status remains the same.  Six to eight signatures are still needed to pass this amendment.
 
Update on Improvements and Projects:
 
The only discussion was that of the park.  We need to work on Lombardy Park using reasonable-priced materials that will enhance the park and not wash away with floods.  We all need to pick up our trash when leaving Lombardy Park.  Let's all do our part and keep all of RiverTree clean.
 
Discuss Options on the Terrain vehicles/ATV committee:

The board would like to thank the ATV committee for all of their hard work in dealing with the issue on ATV/off road vehicles. The committee included Jackie Thomas, Becky Doeppenschmidt, and Toy Pendleton. 
 
Jackie Thomas presented the rules and regulations for off-road vehicles.  All gasoline-powered and battery-operated off-road vehicles must be registered with the authorized committee of the RiverTree Property Owners Association.
 
 Mark Pendleton motioned to accept the rules and regulations and the membership accepted the motion.  See attachment for an explanation of the Rules and Regulations.
 
Note:  The rules and regulations are not in effect at this point.  The Board will revisit the rules and regulations to make sure they are fair and equitable for all homeowners at RiverTree.
 
Committees can make recommendations, but it is up to the Board to decide when to put them into action.
 
Other Business, Open Floor to Members for Discussion:
 
Pat stated that gate cards are in abundance and in good status.
 
Mark reported that all lots need to be mowed.  If a lot needs mowing and the homeowner has not done so, the lot will be mowed.  The homeowner will be billed for the cost of mowing the lot.

Please do not leave trailers unoccupied.  If you are in a bind, please let the board members know.  We are here to work with everyone.  Reminder:  There is a 30 day occupancy and a 5 day period between occupancy periods.

Absolutely no glass containers are allowed on the River.  There have been many reports of glass containers being used down at the park and other parts of the river.  Keep in mind that a steep fine is involved when having glass containers on the river.  Game Wardens do have access to RiverTree Estates.

No other business was discussed and the meeting was adjourned at 11:26 a.m.
